VA Loan Limits Lifted with the Blue Water Navy Vietnam Veterans Act

Thanks to the Navy Blue Water Act, Veterans with full entitlement can now purchase homes with 100% financing up to $4,000,000. For those using bonus entitlement—meaning they've used part of their benefit on another VA loan—the new VA-backed home must be priced over $144,000. Veterans can still buy above their eligible limit, but they are required to contribute 25% of the difference between the home's purchase price and their remaining entitlement. For example, if a Veteran qualifies for a $425,000 VA loan but finds a dream home for $525,000, they would need to bring in $25,000 as a down payment—which is 25% of the $100,000 difference.

VA Home Loans in Tucson: Beyond Federal Requirements

While the Department of Veterans Affairs (VA) lays down the broad strokes for eligibility, securing a VA home loan in Tucson also involves a few key considerations from a local lender's perspective. It's about finding the sweet spot where your service history meets our current market realities.

The Cornerstone: Your Certificate of Eligibility (COE)

Think of your Certificate of Eligibility (COE) as your golden ticket. Issued by the VA, this document is the official confirmation of your service-based entitlement. We can often pull this for you almost instantly, getting you past the first hurdle in record time.

Who Qualifies for VA Home Loans in Tucson?

Generally, you're on the right track if you're:
Veterans: Who've met specific active-duty service lengths (e.g., 90 days during wartime, 181 days during peacetime, with crucial flexibility for service-connected disabilities).
Currently Serving: With at least 90 continuous days on active duty.
National Guard & Reserve Members: Typically after 6 creditable years, or specific active duty under Title 32.
Qualifying Surviving Spouses: Of service members lost in the line of duty, due to a service-connected disability, or listed as MIA/POW.
